French Property Prices Continue To Tempt, And Not Only UK Buyers

It is interesting to look at what has happened to French Property prices since President Macron took over the government in May 2017. Buying property in France is still affordable. However French buyers have come back into the market and international buyers have been attracted back to western Europe’s largest country. Predictions are that the French housing market will continue to strengthen further during the remainder of 2018 and through into 2019. French property buyers have been attracted back into the market by low interest rates in France and improved economic conditions.

Brits have been buying property in France for years but in 2018 we are seeing an increase in such buyers which is being referred to as the pre-Brexit boom. One of our partner agents in Dordogne had met 30% of her annual sales target by the end of February. She reports that her British clients are arriving with a week to spend in the area and are determined to find a property to buy before they return to the U.K. BNP Paribas International report that two-thirds of UK buyers are cracking on with their property search despite Brexit, and 30 per cent have even sped up plans to move to France to beat Brexit.

Whilst average property prices to date in 2018 have increased by as much as 4.2% according to FNAIM (the professional body of French estate agents), the good news for the average U.K. buyer is that the price of rural property has not shown the same increase.

As prices of urban French properties begin to rise significantly now is probably a good time for anyone considering buying a rural French Property to start looking seriously. The increase in urban prices will inevitably spread to rural property in due course. At the moment, according to whereabouts you want to buy in France, there are still property bargains for sale from as little as €50,000 for a small French property. A budget of 150,000 will allow you to buy a charming French cottage completely ready to move into or a coastal apartment and if you can stretch to €250,000 then there is an abundance of amazing farmhouses for sale in South West France and Normandy plus houses and villas in Languedoc and the Midi Pyrénées. Basically French house prices cost less than half the price of anything similar in the U.K. and often only a third of the price.

Raising a mortgage to buy a French house is also currently a very good deal with interest rates remaining low. What Are The Best Places For Buying property in France – True French bargains?

It is difficult to answer a question like this without asking another. The best French property bargain for you must depend on what you are looking for. If a small renovation property in France is your dream then looking in Normandy, Charente, Deux Sevres or Haute Vienne will give you a lot of choice from small cottages to larger farmhouses.

For those prepared to take on a larger renovation project there are also some complexes of farmhouses and outbuildings for sale, ideal for anyone thinking about creating a gîte business. If you prefer a characterful house ready to move into then Northern Dordogne is a good area in which to find a bargain. There remains a surplus of property for sale over buyers and property prices here are very tempting, especially for ready to move into property. In the region of Midi-Pyrénées the departements of Ariège and Haute-Garonne have a good choice of property for sale at bargain prices. If you prefer to head for the heat in the sun of the south of France then all departments of Languedoc-Roussillon are definitely a better hunting ground for bargain property than the neighbouring Provence. However if you prefer the south east of France then Vaucluse and Drôme are the departments of Provence and Rhone-Alpes which have the best value property.
