Property Details
Description
Sole Agency. This beautiful farmhouse with its range of outbuildings has been lovingly restored, simultaneously retaining its charm and character whilst providing the modern comforts of central heating and where appropriate, double-glazing. Gloriously situated in rolling countryside it is an idyllic french country retreat, yet is less than 3km from the popular market town of Chef Boutonne.
The ground floor accommodation comprises a large farmhouse style kitchen with traditional stone fireplace, a grand salon, again with feature fireplace and a second reception room currently used as a day room/study. The entrance hall has doors to a family shower room and separate lavatory and stairs rise to the large first floor landing. Upstairs there are 4 double bedrooms including a huge master bedroom with stunning en-suite bathroom plus a further WCs.
To the rear of the property is a superb in-ground heated 11x5M pool with terraced surround, electric rolling cover. The gardens and paddocks which are bordered along the rear boundary by a small stream, extend to just over 2.1ha (5.1 acres) making this an ideal equestrian property.
Attached to the farmhouse are two large barns currently housing the central heating, and pool equipment but (subject to the relevant permissions) these could offer scope for conversion to provide further accommodation or gîtes. A further range of useful outbuildings includes; a laundry room, a covered outdoor dining area, a huge recently renovated open hanger and a range of pigsties.
If you have a feeling for history, this property will intrigue you. Built in 1837, it stands at the centre of historic remains which span nearly 2000 years. To the West, at the end of the property’s land, is a field which contained a Roman camp and the shape of a military marching square can still be seen on satellite images. The house itself faces south and looks out over the site of the famous battle of 1061 in which the clashing armies of the Counts of Anjou and Poitou fought each other, whilst to the north just across the stream, stood a medieval chateau. The remains of the moat are still there but the chateau itself has gone however the farmhouse was reputedly constructed from many of its stones and beams.
