This detached house is in a beautiful rural location, on the edge of a medieval bastide
village, enjoying a stunning 180° view overlooking the Lot River and Valley. Such properties
here rarely come to market.
The house has a lot to offer. It sits in a charming, private enclosed garden full of lovely
shrubs and fruit trees at the end of which is a paved terrace ideal for enjoying a drink and
the stunning view, while outside the rear French doors is a paved patio where you can sit
and enjoy the shade from well-placed trees, as well as a full-length electric awning.
Inside the rear doors is a lovely light living/dining room which leads to a hallway and a fully
equipped kitchen that includes integrated appliances (induction hob, oven, washing
machine, dishwasher, microwave, and two under-counter fridges). There is also a
downstairs toilet and basin, as well as a further room currently used as a home office.
Up the custom-built ash staircase there are 4 bedrooms, two with fitted wardrobes. The
rear bedrooms have lovely views of the valley, while the front bedrooms look onto the
central Church area. There is also a fully tiled shower room, and insulated storage loft with
an integral ladder.
The house has been extensively renovated and benefits from large, double-glazed windows
throughout. There is a reversible heat pump (heat and air conditioning) with independently
operated units in six rooms, with back-up centrally controlled electric radiators. Four of the
rooms also have pull down fly-screens (moustiquaires), and the kitchen, downstairs office
and side window of the living room have internally controlled electric roller shutters.
It also has space to park 2 cars off road behind locked gates. The house is connected to the
mains drainage, and there is extensive south facing terraced land below the garden area.
The village is known for being very peaceful and the house is quietly located, with a
neighbour only on one side. The village is a historic medieval “bastide” (a former fortified
hilltop village) with character features, a restaurant, well-known night markets in summer
and other activities available, and there is an excellent vegetable market on Wednesdays.
There are also good local shopping, markets and restaurants nearby. Despite its rural
setting, there are good transport connections, with Bergerac airport at 55 mins, Bordeaux
1.5 hours away and Toulouse 2 hours.
